How Often Do You Need To Complete A Fire Risk Assessment in Cardiff?

Fire risk assessments are a legal requirement for all non-residential buildings according to the Regulatory Reform Order 2005.  There are certain responsible persons who will be in charge of the completion of the fire risk assessment as detailed in the order.  If you are one of these people, you will need to know how regularly you have to complete a fire risk assessment in Cardiff.

The Regularity Of The Fire Risk Assessment


While the Regulatory Reform Order states that you need to have a fire risk assessment, it does not specify how often this needs to be done.  All it states is that the assessment will need to be reviewed at regular intervals.  The interpretation of regularity will be at the discretion of the responsible person.  If you are this person, there are a number of factors that can help you determine the regularity of your assessments and reviews.

The Nature Of The Work


The nature of the work which is carried out in the building will impact how often you need to review your assessment.  High-risk industries which use ignition sources and hot stations will need to be reviewed more regularly than a generic office building.  Additionally, the size of the building will also impact the regularity of the assessment reviews.

Alterations To The Building


If there have been any internal or external alterations to the building in Cardiff, you need to complete a fire risk assessment.  The alterations could change the fire hazards that you previously found during the assessment and could add new ones.  The assessment should only be carried out once all of the alterations have been completed.

Employment Of Vulnerable People


If you have hired someone who falls into the category of vulnerable people, you need to complete an assessment.  This assessment will need to take into account the special requirements for the vulnerable people you have in the building.  Vulnerable people will include those with disabilities as well as young people.
